Overwaarde verzilveren?
Kunnen we het geld wat nu in de stenen zit uit onze woning halen of moeten we het huis daarvoor verkopen en dan weer terug huren? Of moeten we de hypotheek oversluiten, verhogen of verhuizen naar een andere woning?

WAT EN WANNEER HEB JE OVERWAARDE OP JE WONING?
Als de waarde van je huis hoger is dan je hypotheek, dan heb je overwaarde. Het is mogelijk de overwaarde op te nemen zonder te verhuizen. Met dit geld kun je je inkomen aanvullen, een grote uitgave doen of je kinderen financieel helpen. Je huis verduurzamen of aanpassen kan ook.
Je hebt overwaarde als de marktwaarde van je huis hoger is dan je hypotheek. Is je huis bijvoorbeeld €400.000 waard en je hypotheek €350.000? Dan heb je €50.000 overwaarde.
WAT KAN JE MET OVERWAARDE DOEN?
OVERWAARDE OPNEMEN DOOR VERKOOP HUIS!
De overwaarde van je huis kun je opnemen door je huis te verkopen en vervolgens een goedkoper huis terug te kopen.
Je kunt er ook voor kiezen om je huis te verkopen en vervolgens terug te huren. Deze constructie heet sale & lease back, waarbij je de overwaarde in 1 keer op je rekening gestort krijgt. Het is een dure manier om je overwaarde te gebruiken.De ‘rente’ (in de vorm van huur) is vaak hoog.
Tot slot kun je ook alleen de grond onder de woning verkopen, waarmee je de resterende hypotheek inlost. Het restant is vrij besteedbaar. Wel betaal je een maandelijkse vergoeding (erfpachtcanon) voor het gebruik van de grond.
EEN 2E HYPOTHEEK AFSLUITEN!
Je kunt een tweede hypotheek afsluiten op basis van de overwaarde van je huis of je hypotheek verhogen. De geldverstrekker controleert dan of je inkomen hoog genoeg is om de lasten te kunnen betalen. Vanaf 10 jaar voor je pensioendatum rekent de geldverstrekker al met je toekomstige pensioeninkomen. Dit betekent in de meeste gevallen dat je vanaf je 57e jaar minder kunt lenen. Het is dus raadzaam om op tijd (in ieder geval 11 jaar voor je pensioendatum) een afspraak te maken met ons.
SLUITEN VAN EEN KREDIETHYPOTHEEK!
Met een krediethypotheek kun je extra geld opnemen binnen je hypotheek en kan interessant zijn voor mensen met veel overwaarde in hun huis.
Het is een flexibel doorlopend krediet, met je huis als onderpand. Tot aan de afgesproken limiet kun je vrij opnemen wanneer je het nodig hebt. Deze limiet wordt vastgesteld aan de hand van je inkomen, de executiewaarde en de overwaarde van je woning. Aflossen is niet verplicht maar mag wel.
DE VERZILVERHYPOTHEEK
Speciaal voor zestigplussers is er de opeethypotheek. Een opeethypotheek bestaat meestal uit twee delen: een deel van de lening kun je ineens of in maandelijkse termijnen opnemen, het andere deel gebruik je om hypotheekrente mee te betalen. De rente is relatief laag, omdat je woning als onderpand wordt gebruikt. De rente wordt opgeteld bij de schuld. Bij verkoop van je woning los je de schuld af, inclusief alle bijgeschreven rente.
Deze hypotheek kun je afsluiten als je (pensioen)inkomen te laag is voor een aflossingsvrije hypotheek. Je maximale leenbedrag hangt af van je leeftijd (jongste partner moet minimaal 60 jaar zijn), rente, waarde van je woning en je eventuele bestaande schulden.
Je kunt hem ook gebruiken om je inkomen aan te vullen. Bijvoorbeeld als je alleen een AOW-uitkering hebt en onvoldoende inkomen om een krediethypotheek of een aflossingsvrije hypotheek af te sluiten.
