Levensloopbestendige woning
Een te grote woning kan je levensloop bestendig maken. Slaapkamer en badkamer beneden naar beneden brengen, of een traplift naar boven Verhuizen naar een appartement kan ook een oplossing zijn.

WAT IS EEN KANGOEROEWONING
Een kangoeroewoning bestaat uit twee zelfstandige woningen. Deze twee woningen zijn met elkaar verbonden. Beide woonruimtes van de kangoeroewoning hebben een aparte voordeur. Twee woningen op één adres dus! Binnen zijn de woonruimtes met elkaar verbonden door een verbindingsdeur. Op deze manier wonen meerdere gezinnen, meestal familieleden, zelfstandig onder één dak. Inclusief het behoud van privacy. Een kangoeroewoning wordt ook wel buidelwoning of meergeneratiewoning genoemd.
Voordeel: de jongere generatie hoeft niet op zoek naar bouwgrond,. Het ouderlijk huis kan gewoon anders ingericht worden. Voor sommige verbouwingen kan een tarief van 6% worden toegekend in plaats van 21%. Ouderen kunnen zo dus langer in hun huis blijven wonen. Er zijn nog meer voordelen en natuurlijk ook nadelen. DE SENIOREN VERHUISREGELING
Ontvang je nu of binnen 10 jaar AOW? Dan wordt er bij je hypotheekaanvraag rekening gehouden met dit (lagere) inkomen. Deze situatie kan ervoor zorgen dat je minder kunt lenen en hierdoor niet kunt verhuizen naar een andere koopwoning.
Bij de Verhuisregeling wordt je hypotheekaanvraag op een andere manier getoetst, waardoor het in veel gevallen wel mogelijk is om een financiering te krijgen.
Bij een standaard toets wordt er vanuit gegaan dat je rente en aflossing betaalt. Heb je een (gedeeltelijke) aflosvrije hypotheek, dan zijn je lasten lager omdat je niet of minder aflost. Bij de Verhuisregeling kijken we daarom naar je werkelijke hypotheeklasten.
Om gebruik te maken van de Verhuisregeling, moet je al in bezit zijn van een koopwoning en verhuizen naar een andere koopwoning. Je nieuwe woning heeft dezelfde of lagere maandlasten.
De rente van je hypotheekcontract moet je minimaal voor 20 jaar vastzetten. In een aantal situaties mag je hiervan afwijken.

Wat is woningsplitsing?
Bij woningsplitsing verdeel je een grote woning in twee (of meer) kleinere woningen met een aparte opgang en nutsvoorzieningen. Het kan een mooie oplossing zijn als je huis te groot en het onderhoud te veel wordt of om geld vrij te maken.
Het is een ideale oplossing voor als je in je vertrouwde omgeving wilt blijven wonen, maar het huis te groot is geworden en het onderhoud te veel tijd en/of geld kost.
Waarom woning splitsen?
Voor veel starters is het vaak onmogelijk om in Nederland een eigen huis te kopen. Tegelijkertijd hebben veel mensen ruimte over. Met gemiddeld 65 m2 woonoppervlakte per persoon wonen wij in Nederland ruim. Met het splitsen van één ruime woning worden meerdere kleinere en betaalbare woningen gecreëerd. Dit biedt (jonge) kopers meer kans en mogelijkheden om een eigen huis te kopen.
