Toch zou je graag op jezelf gaan wonen en een huis willen kopen.

Een hypotheek zonder vast contract is in veel gevallen mogelijk. Ook voor ondernemers uitzendkrachten, flexwerkers en mensen die op oproepbasis werken. En ja, ook een hypotheek met een tijdelijk contract is een optie.
Je hebt geen vast contract. Kan je toch een hypotheek krijgen?
Heb je een tijdelijk contract of een arbeidsovereenkomst voor bepaalde tijd, dan kan een intentieverklaring van je werkgever hierbij helpen.
Er zijn ook situaties waarin je zelfs zonder intentieverklaring een hypotheek aan kan vragen.
Jouw kansen op de arbeidsmarkt spelen daarbij een belangrijke rol.
Je hebt een intentieverklaring
Heb je een tijdelijk contract of een arbeidsovereenkomst voor bepaalde tijd, dan kan een intentieverklaring van je werkgever hierbij helpen.
Met een intentieverklaring verklaart je werkgever dat hij van plan is jouw tijdelijke contract bij het aflopen om te zetten naar een vast contract.
Dit biedt een hypotheekverstrekker extra zekerheid.
Perspectiefverklaring en Arbeidsmarktscan
Als flexwerker, kun je een perspectiefverklaring aanvragen bij je uitzendbureau waarvoor je minimaal 1 jaar werkt. Hierin staat dat je goede toekomstmogelijkheden hebt en je werkgever vertrouwen heeft in je toekomst.
Met een arbeidsscan kijkt men naar je huidige inkomen, je arbeidsverleden, je perspectief op de arbeidsmarkt en je kansen om in de toekomst voldoende inkomen te behouden.
Werk je als oproepcontract (nul-urencontract), dan vormt dit contract voor de meeste banken onvoldoende garantie voor het verstrekken van een hypotheek. De bank zal dan kijken naar jouw arbeidsverleden en je inkomen van de afgelopen jaren.
Voor zzp’ers zijn onder andere de nettowinst over de afgelopen jaren en hoe lang je al zzp’er bent van belang. Ook wordt er gekeken naar je perspectief, hoe jij bent als ondernemer en of jouw branche zekerheid biedt voor de toekomst. Er zal een inschatting worden gemaakt van hoe je er over een paar jaar waarschijnlijk voorstaat.
Heb je een flinke hoeveelheid spaargeld, dan vergroot dit jouw kansen. Hoe meer eigen inkomen je meebrengt, hoe minder je hoeft te lenen. Zaken als een (studie)schuld, overige leningen, doorlopende kredieten, alimentatie en andere BKR-geregistreerde financiële verplichtingen kunnen jouw kansen op het verkrijgen van een hypotheek (negatief) beïnvloeden.
