Met Duokoop vergroot je je leencapaciteit aanzienlijk. Met een gezamenlijk bruto inkomen van € 56.000 kun je op basis van een hypotheekrente van 4,01% per jaar € 244.000 lenen. Echter, als je kiest voor Duokoop, stijgt je leencapaciteit naar € 284.000, een verschil van € 40.000.

WAT IS DUOKOOP?
Duokoop is een koopoplossing waardoor het kopen van een woning sneller haalbaar wordt. Je koopt samen met het Duokoopfonds de woning.
WAT IS HET VERSCHIL TUSSEN KOPEN, HUREN EN DUOKOPEN?
Als je huurt, bouw je geen kapitaal op. En huren is vaak duurder dan kopen. Het voordeel is wel dat je de huur meestal op korte termijn kunt opzeggen.
Als je een huis koopt kan dat niet. Dan moet je wachten tot er een koper is en tot die tijd elke maand je maandlasten betalen. Bij een gewone hypotheek is al het bezit van jou.
Met Duokoop is alleen het deel dat jij hebt gekocht van jou. Het andere deel is van het Duokoopfonds. Je hebt daardoor minder maandlasten. Met zowel kopen als Duokopen bouw je kapitaal op en heb je een fiscaal voordeel. Je bouwt met Duokoop minder kapitaal op, maar je hebt maandelijks meer te besteden en je komt sneller in aanmerking voor een koophuis.
KAN JE ALLEEN DUOKOPEN IN COMBINATIE MET NHG?
Nee dat is niet verplicht. De voorwaarden zijn wel door NHG geaccepteerd dus Duokoop kan in combinatie met een NHG-hypotheek. NHG biedt je wel extra zekerheid, laat je hierover goed informeren door je hypotheekadviseur.
WAT IS HET DUOKOOPDEEL? en WAT IS HET KOPERSDEEL?
Als je een woning koopt met Duokoop, koop je samen met het Duokoopfonds de woning. Het deel dat het Duokoopfonds koopt noemen we Duokoopdeel. Je mag altijd een voorstel voor het kopen van het Duokoopdeel gratis opvragen via jouw persoonlijke account op homedata.nl
Het Duokoopdeel is nooit kleiner dan 5% en nooit groter dan 40% van de waarde van de woning.
Als je een woning koopt met Duokoop, koop je samen met het Duokoopfonds de woning. Het deel dat jij koopt noemen we het Kopersdeel.

Ja, Duokoop is erfpacht waarbij Duokoopfonds de erfverpachter is.
MOET JE OVERDRACHTSBELASTING BETALEN ALS JE KOOPT MET DUOKOOP?
De overheid wil starters en doorstromers meer kansen geven op de woningmarkt. Daarom geldt vanaf 1 januari 2021 dat kopers van 18 tot 35 jaar eenmalig geen overdrachtsbelasting bij aankoop van een woning betalen. Dat maakt de aankoop van een woning voor hen een stuk goedkoper. Vanaf 1 april 2021 geldt aanvullend dat de woning niet duurder mag zijn dan € 400.000. Voldoe je aan de vrijstellingsvoorwaarden, dan betaal je geen overdrachtsbelasting.
HOELANG DUURT DE DUOKOOPREGELING?
De Duokoop regeling duurt eeuwig. Dat zorgt ervoor dat je weet waar je aan toe bent. Het duokoop-contract eindigd als je het Duokoopdeel koopt.
ZIJN ER KOSTEN VERBONDEN AAN HET SLUITEN VAN EEN DUOKOOPCONTRACT
Ja, de afsluitkosten voor Duokoop bedragen 1,5% over het Duokoopdeel, met een minimun van € 1.500,-. Gedurende de looptijd van het Duokoop-contract zijn er geen kosten en betaal je alleen de maandelijkse canon.
