Kan je een huis kopen met een laag inkomen? Wat zijn de mogelijkheden?
Kom je op basis van je huidige salaris niet in aanmerking voor een hypotheek.
Dan zijn er nog diverse alternatieven, zoals een Startershypotheek, het kopen van een woning zonder grond, een familiehypotheek of een schenking van ouders. Ook borgstelling zou nog een optie kunnen zijn.
KAN JE EEN HUIS KOPEN MET EEN LAAG INKOMEN?
WAT ZIJN JE MOGELIJKHEDEN??
HET INKOMEN IS TE LAAG, WAT NU?
- Ben je tussen de 18 en 40 jaar, dan mogen ouders in 2023 € 28.947 schenken als je dat besteedt aan het kopen van een huis. Heb je in 2022 al een deel geschonken gekregen waarbij gebruik is gemaakt van die verhoogde vrijstelling eigen woning dan mag dat alleen in 2023 nog worden aangevuld tot € 106.671.Je ouders mogen je meer dan dat bedrag schenken. Over bedragen boven die vrijstellingsgrens betaal je alleen wel schenkbelasting.
- Ben je tussen de 18 en 35 jaar en koop je een bestaande woning, dan hoef je eenmalig geen 2% over de aankoopsom als overdrachtsbelasting te betalen. Hierdoor hoef je minder eigen geld in te leggen. De woning moet wel je hoofdverblijf zijn en geld voor woningen tot € 440.000
- In sommige gevallen is het mogelijk om een lening naast je hypotheek af te sluiten. Je moet dan wel op basis van je inkomen een veel hogere hypotheek kunnen krijgen dan je op basis van de waarde van je woning kunt krijgen.
- Een huis kopen zonder grond:
Je koopt de woning en je huurt de grond. Voor je huis sluit je een hypotheek en betaal je rente en aflossing. Voor het gebruik van de grond betaal je een canon, huur. Zowel de rente voor je huis als de huur voor de grond zijn fiscaal aftrekbaar!
STARTERSLENING / STARTERSHYPOTHEEK
- De Starterslening Dit is een extra hypotheek met gunstige voorwaarden die het gat tussen wat je maximaal kunt lenen en wat je nodig hebt kan opvullen.
- Voorbeeld: stel, het huis kost € 250.000, maar met jouw inkomen kun je maximaal € 235.000 lenen. Dan kun je de aanvullende € 15.000 vanuit de starterslening financieren waarover je de eerste drie jaar geen rente en aflossing betaalt.
- Eén van de voorwaarden voor de starterslening is dat je het huis koopt met Nationale Hypotheek Garantie.
- Sluit je af via Stimuleringsfonds Volksvesting (SVn)
- Een startershypotheek is je eerste hypotheek die je afsluit bij een hypotheekverstrekker
ER IS ZELFS EEN HYPOTHEEK MET EEN 40 JARIGE LOOPTIJD!
Bij de Startershypotheek kun je kiezen voor een extra lange looptijd tot zelfs 40 jaar. Je betaalt daardoor in totaal meer rente dan bij een looptijd van 30 jaar, maar per maand betaal je minder.
Dat geeft je elke maand meer financiële ruimte. Heb je deze financiële ruimte niet (meer) nodig? Dan kun je elk jaar tot 15% van het oorspronkelijke hypotheekbedrag extra terugbetalen zonder extra kosten. Kijk de video hieronder.
WIL JE EEN VRIJBLIJVEND EN GRATIS GESPREK MET EEN ADVISEUR?
FAMILIEHYPOTHEEK
Met een familiehypotheek wordt (een deel van) het geld geleend van de (schoon/groot)ouders. Zij spelen dan voor bank.
Voordeel ontvanger
Door renteaftrek heb je vaak dezelfde maandlasten als bij een gewone hypotheek. Je moet er wel op letten dat je de maandlasten kunt blijven betalen. De bank zal je altijd vragen hoe de rest van je woning wordt gefinancierd en de maandlasten van de familiehypotheek meenemen in de berekening van jouw maximale hypotheek.
Hogere rente voor geldgever
De rente op een familiehypotheek maakt geld lenen voordelig voor beide partijen. De geldgever krijgt een hogere rente dan hij of zij krijgt via een spaarrekening en er hoeft geen belasting over de ontvangen rente te worden betaald. Hij/zij moet wel vermogensrendementsheffing betalen over het uitgeleende bedrag.
